How a house cleanout works

Send us photos of each room, or a short video walking through the house. We text back one price for everything. That number covers the labor, the trailer loads, the dump fees and the donation drop-offs. It is the number you pay.

On the day, we start at the top of the house and work down. Anything you have marked to keep stays where it is. Anything usable, solid furniture, working appliances, kitchenware, tools, goes on the donation side of the trailer for Goodwill of Central Virginia or the Habitat ReStore. Metal goes to a recycler. The rest goes to the county convenience center or transfer station for that address.

We finish by sweeping every room. You get before and after photos by text, and if you were not there, that is also your proof it is done.

What makes a Richmond house cleanout different

City houses in the Fan, Church Hill and Northside have three floors, narrow stairs, and alley access. County houses have basements, attics with pull-down stairs, and detached garages. We have the hand trucks, the straps and the patience for both. Tell us what the access looks like when you send photos, and the price we text you already accounts for it.

How long does a whole-house cleanout take?

A typical three-bedroom house is one long day with two trailer loads. A packed house with a full attic and basement can be two. We tell you which before we start, and the price does not change once we do.

Do I need to be there?

For the first hour, ideally, so we can walk through what stays. After that, no. We send photos when we are done and you pay by text.

What if there are things I want to keep?

Tag them, pile them in one room, or walk us through. We do not touch anything you have set aside. If we find something that looks like it should not be thrown away, photos, documents, jewelry, we set it aside and ask.

Can you clean the house afterward?

We sweep and leave it broom-clean. For a deep clean before a sale or a tenant, we can recommend a cleaner we trust.
