How an estate cleanout works

Start with photos of every room, including the attic, basement, garage and any shed. If that is too much, a walk-through video from your phone works. We text back one price for the whole house.

Before the haul day, we ask you to do one thing: go through the house for what the family is keeping, and put it in one room or mark it. Everything else is ours to sort. We are careful with it. Papers, photographs and anything that looks personal go in a box for you, not the trailer.

On the day, usable furniture, kitchenware, tools and clothing go to the donation side. Metal goes to a recycler. Everything else goes to the county facility for that address. We sweep every room, send you photos, and if you are out of state, that is how you know it is done.

Who books estate cleanouts

Adult children who live somewhere else and have one weekend to deal with the house. Executors who need it empty for probate. Realtors who need it empty for photos. We work with all three and we are used to coordinating by text.

What we do not rush

Sorting. It is the slowest part of an estate cleanout and the part that matters most. A house that has been lived in for fifty years has things in it that should go to family, things that should go to a new home, and things that should go to the landfill, and they are all mixed together. We take the time to separate them.

Estate Cleanouts questions

Can you work with an executor or a realtor instead of family?

Yes. A lot of estate jobs are booked by an executor out of state or the listing agent. Send photos, tell us the deadline, and we send photos back when it is done. We can also send a certificate of insurance to the attorney or the agent.

What happens to the things worth money?

We set aside anything that looks like it should not be thrown away: documents, photos, jewelry, collectibles, cash. If you want, we can recommend an estate sale company or a consignment shop before we haul anything. Our job is the stuff nobody wants.

How fast can you clear an estate?

A typical house is one to two days. If the closing is in a week, we can usually fit it in. Tell us the date and we plan backward from it.

Do you donate?

Everything usable. On an estate cleanout, that is often a third of the load. Furniture and fixtures go to the Habitat ReStore, household goods to Goodwill of Central Virginia. We can send you the donation receipt.
