How a rental cleanout works
Text us the unit photos, the address, the floor and how we get in. We text back one price. On the day, we load everything the tenant left, sweep, and send you photos of the empty unit. If the dumpster corral is overflowing too, say so and we clear that in the same visit.
Usable furniture and household goods go to Goodwill or the ReStore. Mattresses, broken items and bagged trash go to the county facility. You get a clean unit and one line on the turnover invoice.
Who books this
Independent landlords with a handful of units in the city. Property managers in Henrico and Chesterfield with a turnover schedule. Real estate investors who just closed on a building and inherited the tenants’ leftovers. All of them want the same thing: the unit empty, fast, without their own crew touching it.
The legal-hold question
If a tenant was evicted, Virginia law may require abandoned property to be held for a period before disposal. That is between you and your attorney. Once you tell us it is clear to go, we go. If you are not sure, ask before you book us.
