How a foreclosure cleanout works

Send us the listing photos, the inspection photos or the lockbox code and we will take our own. We text back one price for the whole property, inside and out. On the day, we clear every room, the garage, any outbuildings and the yard, sweep, and send timestamped photos of every space.

Anything usable goes to donation, and we can document that. The rest goes to the county facility for the address. You get one invoice and one set of photos for the file.

Who books this

Listing agents with an REO assignment. Investors who bought at auction and are seeing the inside for the first time. Property preservation companies that need a local crew in Richmond. Small landlords after an eviction. We work with all of them by text and email and we are used to the paperwork.

Properties in the Richmond area

Foreclosures here range from a rowhouse in Church Hill with three floors of contents to a rancher in Chester with a garage and a shed full of the previous owner’s projects. We price each one from photos, and the price we send is the price you pay.

Foreclosure Cleanouts questions

Can you provide before and after photos for the file?

Yes, every room and the exterior, timestamped, sent the same day. That is standard on every job we do.

Do you have insurance we can put on file?

Yes. We are licensed and insured in Virginia and can send a certificate of insurance to the listing agent, the investor or the servicer.

How fast can you turn a property?

A typical house is one to two days. Send the interior photos or the inspection report and a deadline, and we tell you exactly.

Do you do the yard too?

Debris, brush, tires and junk in the yard, yes. Mowing and ongoing lawn care, no, but we can point you to someone.
